Contract4Deed is a platform.

We provide a marketplace for owner-finance land listings, license the Contract4Deed brand and visual identity to operators, and supply state-specific contract templates, operator software, marketing materials, and educational content. We are a technology and brand company.

Contract4Deed is not a real estate broker or agent.

We do not represent buyers or sellers in transactions. We have no fiduciary duty to either side. We do not negotiate terms, draft transaction-specific contracts, or take per-deal commissions. Each operator is the principal in their own transactions and is solely responsible for the negotiation, drafting (with their attorney), and execution of any agreement.

Contract4Deed is not a law firm.

Our state-specific contract templates are starting points only. They are not legal advice. They are not customized to any specific transaction. Every operator is required to have their attorney review and customize the template for each individual deal before signing. We do not provide legal advice on any specific transaction or to any specific party.

Contract4Deed is not a lender.

We do not finance, originate, hold, service, or sell any owner-finance note. Each operator finances their own buyer directly using their own capital and decisions. Contract4Deed receives no portion of principal, interest, or escrow on any operator's transaction.

Contract4Deed is not an escrow or title agent.

We do not hold deposits, earnest money, or any transaction funds. Operators and buyers are responsible for using a licensed title company or attorney for their state's recording and closing requirements.

Operator obligations.

Operators must (1) own or lawfully control the parcels they list, (2) use the supplied state-specific template as a starting point and have it reviewed by their own attorney before signing, (3) comply with all federal and state laws governing owner-financed real estate transactions including the SAFE Act volume thresholds where applicable, (4) record the memorandum of land contract with the appropriate county clerk, (5) comply with their county's sign-ordinance and right-of-way rules for any marketing materials, and (6) represent the Contract4Deed brand truthfully and within the terms of the Brand License Agreement.

Buyer disclosures.

Marketplace listings are submitted by independent operators. Contract4Deed does not verify the accuracy of any listing, the condition of any parcel, the title status, or the operator's capacity to convey. Buyers are responsible for their own due diligence — including title search, parcel inspection, attorney review of any contract, and confirmation of the operator's state-law compliance — before signing or sending funds.

No marketplace transaction fee.

Contract4Deed earns revenue from operator subscriptions, brand-license fees, and material sales. We do not earn a percentage of any closed deal. This structural choice is intentional: it preserves our position as a platform rather than a transaction agent.

Marketing materials and bandit signs.

Off-property road signs (commonly called "bandit signs") violate federal, state, and most municipal sign ordinances. Contract4Deed does not sell off-property road signs. We sell yard signs intended for placement on the operator's own property and provide a sign-ordinance compliance guide. Operators are solely responsible for placement compliance with local laws.

State-by-state law variance.

Owner-finance / land-contract / executory-contract law varies materially by state — including notice requirements, recording requirements, default cure rules, conversion-to-deed timelines, and prohibited terms. Operators must use the template specific to the parcel's state. Where Contract4Deed has not yet released a state-specific template, operators may not list parcels in that state under the brand.

Trademark.

"Contract4Deed" and the visual identity (logo, gradient, wordmark) are trademarks of Contract4Deed. Use is permitted only under an active Brand License Agreement. Misuse or use beyond the license terms terminates the license and may result in trademark remedies under federal and state law.

The Brand License Agreement, Marketplace Terms of Service, Privacy Policy, and Operator Compliance Addendum are the binding documents — released ahead of operator onboarding.
